01 — The place

No other Caribbean city has this

The Sierra Nevada de Santa Marta is the highest coastal mountain range on the planet: its peaks reach almost 5,700 metres less than fifty kilometres from the shoreline.

That is not a travel-brochure fact, it is what explains the city. The range blocks the rain and gives Santa Marta a dry climate Cartagena does not have. The rivers coming down from it are why Minca sits forty minutes from the beach. And the same relief that hems in the bay is why beachfront housing here is, quite literally, a narrow strip between the mountain and the water.

A narrow strip means limited land. That is the underlying reason the corridor from Pozos Colorados to Bello Horizonte appreciated the way it did over the past decade.

05 — Before you sign

What is worth knowing before you buy here

Five things that change the final number and that almost nobody mentions on a first viewing. We would rather you knew now.

    The estrato is not administrative trivia

    Every property in Colombia carries an estrato from 1 to 6 that sets what you pay for utilities: lower brackets are subsidised, higher ones pay a surcharge on the tariff. Two near-identical apartments in different areas can arrive with very different bills. Ask before you sign, not when the first invoice lands.

  2. 02

    Service charges weigh more than they look

    In beachfront buildings the monthly charge pays for pools, lifts, permanent concierge and the constant repair of facades that salt air attacks year-round. It is a fixed cost you must add to the mortgage payment to know what living there truly costs, and it does not go down over time.

  3. 03

    High season carries almost all the rental income

    December and January, Easter week and the mid-year break drive most of the tourist occupancy. An income projection built on one week in December does not represent the year: always ask for twelve months of figures before doing the maths.

    Renting by the night is not only your call

    The building bylaws and the owners assembly can restrict short stays, and operating as tourist accommodation requires registration. If you are buying to rent by the night, read the bylaws before the purchase agreement, not after.

  5. 05

    Buying as a foreigner is possible and straightforward

    There is no restriction on foreigners buying residential property in Colombia. What does matter is how the money enters the country: registering the investment through the official exchange market is what later lets you repatriate capital and profits without friction. Settle this before the first transfer.

Tayrona National Park
Jungle-and-rock beaches just over an hour along the coast road. It closes for a few weeks a year for ecological rest and out of respect for the indigenous communities of the sierra.
Minca
Six hundred metres up, coffee farms and fifteen degrees cooler, around forty minutes climbing out of the city. It is the default weekend escape for locals.
The city beaches
From touristy, calm-water Rodadero to the wider, more residential Bello Horizonte and Salguero. Taganga, on the other side, is a fishing port and diving spot.
Quinta de San Pedro Alejandrino
The estate where Simón Bolívar died, now a museum and botanical garden inside the city. The most visited historic site in Santa Marta.
Simón Bolívar Airport
On the road to Rodadero, with direct flights to Bogotá, Medellín and other Colombian cities. Proximity to the airport matters a lot for a second home.
Historic centre
The city founded in 1525, the oldest in Colombia. The seafront promenade, the cathedral and Parque de los Novios as the heart of the nightlife.
