Buying off-plan in Santa Marta: what people ask us most

What is the advantage of buying off-plan?

The entry price is lower than a finished home and payment is spread out: a down payment staged through construction and the balance on handover, usually with a mortgage. In exchange you wait, and that wait is what pays off as appreciation if the area performs.

What happens to my money while it is being built?

In serious projects the instalments go into a trust, not the developer's account. The trustee only releases the money once the project reaches its break-even point — enough sales and permits to be viable — and returns the contributions if it does not. Before signing, always ask which trust company holds the money and what the break-even point is.

What should I check before reserving a unit?

The construction permit, who the developer is and what they have delivered before, the trust arrangement, the committed handover date and the extensions the contract allows the developer, and exactly which finishes are included. The gap between the show flat and the handover usually hides in that last point.

How long until handover?

In Santa Marta a high-rise project normally takes eighteen to thirty months from the start of works, and contracts usually reserve an extension of a few months. The further along the build when you buy, the shorter the wait and the smaller the discount.

Can I sell before handover?

Usually yes, by assigning the contract rights, and some developers allow it subject to conditions or a fee. It is a common exit for buyers betting on appreciation, but confirm it in writing before signing, not after.
